Overview

William “Bill” Mason has a broad range of experience closing various real estate transactions, including working on both national projects and on matters specific to Florida related to the acquisition, development, construction, financing, leasing and sale of commercial real estate, and has drafted and negotiated the requisite documents and agreements required to close such complex commercial transactions. Bill’s practice also includes loan acquisitions, loan workouts, loan restructuring and refinancing as well as commercial leasing matters.

Notable Experience

  • Main transactional real estate counsel to one of the top commercial developers in Florida, on virtually all real estate transactions over the past 15 years including projects that helped garner the client “Developer of the Year” award multiple times from the South Florida chapter of the National Association of Office Industrial Projects and South Florida Business Journal “Developer of the Year”.

Commercial Acquisitions and Financing – Buyer and Borrower

  • $267 million acquisition of a commercial portfolio including 27 buildings located on and around the upscale Fifth Avenue in Naples, Florida. In addition to complex contract negotiation, the representation included substantial due diligence review and closing document negotiations.
  • $196.6 million construction loan to finance the construction of an industrial park with over 2.2 million square feet of warehouse and office space in Fort Myers, Florida.  Bill also represented the client on their acquisition of the 283 acres of vacant land and consulted on the platting of the project.
  • $53.5 million acquisition of 43 acres of vacant land for future development in Hialeah, Florida, including the negotiation of post-closing development agreements and project documents.
  • $38.5 million loan to finance the expansion of a national hotel chain in Tallahassee, Florida.  Bill’s representation involved the assignment of the existing financing in order to provide significant cost savings to the client.
  • $21 million loan to refinance existing debt on a 6.2 acre improved site in Allahpattah, Florida. The transaction included re-negotiating existing leases and resolution of complex title defects.
  • $20.5 million CMBS loan to refinance a retail and office complex in Delray Beach, Florida.

Commercial Dispositions

  • $147 million sale of a four-building distribution business park in Medley, Florida.
  • $65.1 million sale of industrial warehouse project in Sanford, Florida.
  • $32 million sale of a marina in St. Augustine, Florida.
  • $29 million sale of newly constructed warehouses in Plant City, Florida.
  • $18.3 million sale of a prime corner commercial building in Palm Beach, Florida.

Other Transactions

  • Represented client with the negotiation of a Concession Agreement with the City of Boca Raton, Florida for the construction and operation of a 77,000 square foot pickle ball facility.
  • Represented client with the negotiation of a Settlement Agreement related to an objection of the site plan approval for a luxury hotel project.
  • Represented client with a $6 million acquisition of a premier residential waterfront parcel in Boca Raton, Florida and related financing.
  • Represented the owner of a shopping center in Broward County, Florida on all leasing matters.
  • Represented client with sale of membership interests in a luxury residential apartment tower in downtown Fort Lauderdale, Florida.
  • Represent developer with negotiation of project documents with City of Coconut Creek, Broward County, and Florida Department of Transportation.
