Overview

Steven M. Klein is a Shareholder in the Real Estate Department. His practice focuses on the representation of institutional lenders in connection with all aspects of real estate financing, including acquisition, construction, development, mezzanine & permanent loans, loan participations & syndications, and multi-property & multi-state financing transactions.

In addition, Steven regularly represents clients in the purchase, sale, financing and development of commercial real estate projects. Steven also has extensive experience with loan modifications, workouts, restructurings, loan sales and deeds-in-lieu of foreclosure.

  • Representation of a New York based fund in connection with the acquisition and financing of a 300+ unit fractured condominium apartment project in Orlando, Florida.
  • Representation of a national bank in connection with a loan secured by a real estate portfolio comprised of two office buildings and two retail centers in Broward, Palm Beach and Hillsborough County, Florida.
  • Representation of a national bank in connection with a loan for the construction of a multi-family apartment complex in Jacksonville, Florida.
  • Representation of a national bank as administrative agent and lead lender in connection with the syndicated construction financing of a multi-family apartment project in St. Petersburg, Florida.
  • Representation of a New York based fund in connection with the acquisition and financing of a multi-family apartment project in Pembroke Pines, Florida.
  • Representation of a developer in connection with the acquisition and construction financing for a student housing project in Louisville, Kentucky.

  • Representation of a bank in connection with a $110 million borrowing base credit facility secured by properties located in Florida, Georgia, North Carolina, South Carolina, Alabama and Mississippi.
  • Representation of a commercial finance company as the borrower in connection with a $100 million revolving wholesale mortgage warehouse credit facility.
  • Representation of a commercial lender in connection with a loan to a publicly traded company to finance 39 properties located in 22 states.
  • Representation of a national real estate development company in connection with the assemblage, development and financing of a $200 million mixed-use project in Florida.
