Steven M. Klein is a Shareholder in the Real Estate Department. His practice focuses on the representation of institutional lenders in connection with all aspects of real estate financing, including acquisition, construction, development, mezzanine & permanent loans, loan participations & syndications, and multi-property & multi-state financing transactions.

In addition, Steven regularly represents clients in the purchase, sale, financing and development of commercial real estate projects. Steven also has extensive experience with loan modifications, workouts, restructurings, loan sales and deeds-in-lieu of foreclosure.

  • Representation of a national bank as administrative agent and lead lender in connection with the syndicated construction financing of a multi-family apartment project in St. Petersburg, Florida.
  • Representation of a New York based fund in connection with the acquisition and financing of a multi-family apartment project in Pembroke Pines, Florida.
  • Representation of a developer in connection with the acquisition and construction financing for a student housing project in Louisville, Kentucky.
  • Representation of a New York based fund in connection with the acquisition and financing of a multi-family apartment project in Tampa, Florida.
  • Representation of a national bank in connection with the construction financing and permanent financing of a student housing project in Orlando, Florida.
  • Representation of a developer in connection with the ground lease, development and leasehold construction financing for a hotel on South Beach.
  • Representation of a developer in connection with the acquisition, construction financing, mezzanine financing, forward purchase agreement and sale of a student housing project in Knoxville, Tennessee.
  • Representation of an owner in connection with refinancings of hotels in Washington, D.C., Phoenix, Arizona, Las Vegas, Nevada, Melbourne, Florida and Miami, Florida.

  • Representation of a loan servicer in multiple loan-modification transactions and loan sales throughout the United States.
  • Representation of a publicly traded REIT as the borrower in connection with a $65 million loan secured by a 500,000 square foot shopping center in Florida.
  • Representation of life insurance companies in connection with numerous permanent loans for a variety of properties located in Florida, Georgia, North Carolina, Connecticut, New York, New Jersey and Colorado.
  • Representation of a bank in connection with a $110 million borrowing base credit facility secured by properties located in Florida, Georgia, North Carolina, South Carolina, Alabama and Mississippi.
  • Representation of a commercial finance company as the borrower in connection with a $100 million revolving wholesale mortgage warehouse credit facility.
  • Representation of a commercial lender in connection with a loan to a publicly traded company to finance 39 properties located in 22 states.
